We work with a commission-based model — you pay a percentage of gross rental revenue. There are no fixed monthly management fees and no markup on maintenance: what the contractor charges is what you pay.

We work with a minimum setup period of 6 months, depending on the villa and the scope of work involved. After that, there is no long-term lock-in — you stay because the results speak for themselves.
Do I need to be in Bali for you to manage my villa?+
No. Most of our owners live outside of Bali or Indonesia. We handle everything on the ground and send you a monthly financial report. You stay informed without having to be present.
What occupancy rate can I expect?+
Our managed portfolio averages 95% occupancy. The exact figure depends on your villa's location, pricing, and the season — but we target performance significantly above the Bali market average.
What is the difference between All-In and Hybrid?+
All-In Management is fully hands-off — we handle everything from bookings to housekeeping, maintenance, and reporting. Hybrid is for owners who have their own team but want expert listing strategy, dynamic pricing, and monthly SLA support.
How do you report to villa owners?+
You receive a detailed monthly financial report covering revenue, occupancy, maintenance costs (with invoices), and key metrics. Our team is directly reachable on WhatsApp any day of the week between 7 am and 9 pm.
